Caribbean Land Property

If you have ever dreamed of owning Caribbean land property with a beautiful villa blending into the Caribbean environs of a blue sky and blue sea, and sparkling beaches, your dream might not be all that unrealistic. You can invest in pre-developed plots with freehold title in the Cayman Islands where the government allows foreigners to own property. Cayman Islands is British Overseas Territory and has an excellent system of maintaining land records with each piece of property having a unique block and parcel number.

What makes this investment in the Caribbean land property a highly attractive investment is the prospect of value appreciation and regular returns. Cayman is the fifth largest financial centre in the world, with hundreds of bank offices in its capital city, George Town. It is also a preferred destination for wealthy retires who love the sea and sand, and the peaceful crime-free environment of the islands.

The Cayman Islands consist of three main islands, Grand Cayman, Cayman Brac and Little Cayman. Each island has its own unique attractions though all of them offer excellent beaches and plenty of scope for water activities.

Grand Cayman is the main island with the banking centre, an international airport with direct flights to Miami and other destinations including London Heathrow. Its tourist attractions include the Seven Mile Beach that has received the honor of the best Caribbean beach, a turtle farm where a rare variety of turtle is raised for its meat and the 35 square mile, reef-protected North Sound – a shallow lagoon.

Cayman Brac and Little Cayman are known as sister islands. These islands retain their unspoiled charm and are preferred by people who prefer to get away to desert island hideaways. The sister islands are connected to Grand Cayman through several daily flights and Cayman Brac has recently opened up direct routes to Miami.

The dominant feature of Cayman Brac is a limestone ridge that rises gradually from about the middle of the island to create a dramatic cliff rising 140 feet above the sea on the eastern coast. The structure offers world-class rock climbing facilities and also has caves to explore delicate underground formations.

Little Cayman is famed for the Bloody Bay wall diving facility. Wall diving involves scuba diving along vertical underwater cliffs and at Bloody Bay, the cliff goes vertically down to 1000 feet under water at places (and is just 18 feet at the shallowest).

Land Property Availability

Developed plots in approved layouts are available in all the islands as briefly outlined below. A major feature of these layouts is that the plots come with a full set of architectural and construction documents for pre-designed villas that blend into the scenery:

  • The Dubli Golf & Beach Resort on the Grand Cayman
  • The Little Dolphin Estate on the Cayman Brac
  • The Lakeside Estate and the Little Cayman Estate on the Little Cayman

Interest free finance is available to pay the price over five years.  Assured returns of 12% in year one, accumulating to 20% by year 5 are also available if you are willing to enter into a buy-back agreement.  The buy-back provides the developer with an option to buy back the property at 20 percent above the price you originally paid before you finish paying your instalments.

Investment in Caribbean land property is thus a real possibility.
